Justin Braithwaite is a licensed New York real estate broker, Certified Negotiation Expert (CNE), and the founder of Braithwaite Realty. Born and raised in New York City, he spent 25 years in sales and marketing before turning to real estate, and launched the brokerage in 2015 with a single focus: representing home sellers across Queens, Brooklyn, and the Bronx and getting them the highest possible price in the shortest possible time. He ranks among the top 1% of listing brokers by transaction volume.
That focus shows in the numbers. Across 261 seller transactions and more than $216 million in homes sold, Justin's listings close at an average of 102.8% of list price, roughly 5.25% above the market average, in an average of just 24 days on market. 96.1% of his listings close successfully, and clients have left 169 five-star reviews, for an average rating of 5.0.
Justin's approach is built on data most agents don't use. Rather than leaning on borough-wide averages, he prices and positions each home using neighborhood-level sales records drawn directly from NYC Department of Finance public records: every recorded transaction, not just MLS listings. Sellers see what comparable homes in their specific neighborhood and property type are actually selling for.
He works with sellers personally on every listing, from pricing strategy and pre-market preparation through negotiation and closing. Whether the property is a townhome in Park Slope, a single-family in Bayside, or a four-family in Morrisania, the goal is the same: a stronger result, a faster sale, and a seller who recommends him without hesitation. Justin holds a Master's in Real Estate from Florida International University, an MBA from New York University, and a B.S. in Business Administration from SUNY New Paltz, and is fluent in Spanish.
